What Actually Happens After You Go Under Contract?
What Actually Happens After You Go Under Contract?
A lot of buyers think that once their offer gets accepted, the hard part is over. While going under contract is a huge milestone, it's also the point where many of the most important steps of the transaction begin.
The Contract Period Is Full of Deadlines
Once you're under contract, there are several important deadlines that must be met throughout the process.
These can include:
- Earnest money deposits
- Home inspections
- Appraisal deadlines
- Financing and title requirements
- Closing preparation
Each of these items has a timeline attached to it, and staying on top of those deadlines helps keep the transaction moving smoothly.
Negotiations Can Still Happen
Even after an offer is accepted, there may still be situations that require additional conversations or negotiations.
Some common examples include:
- Inspection findings
- Appraisal concerns
- Title issues
- Financing conditions
Not every transaction encounters these situations, but they're common enough that buyers should know they can arise.
Why Having a Great Agent Matters
A big part of an agent's job happens after the contract is signed.
We're helping coordinate timelines, communicate with lenders, title companies, inspectors, and the other side of the transaction while keeping everything organized and on track.
This is also the stage where many buyers start second-guessing themselves, which is completely normal. Buying a home is a major decision, and there can be a lot happening at once.
Having an experienced agent helps make the process feel less overwhelming and ensures you always know what's happening next.
